Rate Disclosure

Paradise Properties is a locally owned and operated company based in Puerto Vallarta, Mexico. In accordance with Mexican federal regulations, all financial transactions must be conducted in the national currency, the Mexican Peso (MXN).

As a courtesy to our international guests—and in line with standard industry practices—rates displayed on our website are listed in U.S. Dollars (USD) to provide a clear and familiar pricing reference.

Please note: ALL payments are processed in Mexican Pesos (MXN).

Currency Conversion & Taxes

Once payment is made, it is considered final and non-adjustable, and transactions are completed in MXN.

All amounts displayed in USD are converted into MXN at the time of processing your payment, using the prevailing exchange rate at that moment.

Taxes are not included in the nightly rental rate displayed but will appear as a separate line item in your final booking summary.

Rate Accuracy & Adjustments

Rates shown in your Booking Confirmation Email are final and honored regardless of future website changes.

Individual property owners set their own rental rates. Paradise Properties does not control or determine pricing, discounts, or special offers.

Requests for rate adjustments or discounts must be approved directly by the property owner and are not guaranteed.

Rates listed on the Paradise Properties website are subject to change at any time, but your confirmed rate will not increase after your Booking Confirmation is issued. Similarly, no compensation will be provided for any discounts that appear after your booking is confirmed.

Error Handling & Corrections

While we strive for accuracy, occasional errors in rates or booking quotes may occur. If a discrepancy is identified in your quote or confirmation, we will promptly correct the issue.

In such cases, a Booking Update will be sent with the revised rate or details. You will also be contacted before any update is finalized and forwarded to you.

Property Policies

Property Rules, Restrictions & Regulations

To ensure a safe, respectful, and enjoyable experience for all guests and neighboring residents, Paradise Properties requires all clients and their guests to abide by the following rules and policies during their stay:

Smoking Policy

All vacation rental properties managed by Paradise Properties are 100% non-smoking, including all interior spaces, terraces, balconies, patios, gardens, and any private outdoor areas attached to the unit.

Any violation of this policy may result in a mandatory cleaning fee, a monetary fine, and/or immediate eviction from the property without refund.

Property Use & Conduct

Guests may not remove any items from the rental property, including but not limited to furniture, kitchenware, décor, or electronics.

The use of the property for illegal activities—including drug use, prostitution, unlicensed commerce, or any criminal activity—is strictly prohibited and will result in immediate termination of your stay.

Noise & Community Rules

Guests must maintain respectful noise levels at all times, particularly during local quiet hours as mandated by building or homeowner association regulations.

Excessive noise, disruptive behavior, or parties that disturb neighbors may result in fines, eviction, or legal action, in accordance with the rules of the building or residential community.

Compliance with Rules

All guests and their invitees must adhere to the rules and regulations of both Paradise Properties and the individual condominium or community where the rental property is located.

Failure to comply with these rules may result in immediate removal from the property without a refund.

Booking Terms

Subletting is strictly prohibited.

All reservations are non-transferable and may not be reassigned or sold to a third party under any circumstances.

Pet Policy

While we understand pets are part of the family, most vacation rental properties managed by Paradise Properties do not permit pets. This restriction is often enforced by building management, homeowners’ associations (HOAs), or condominium bylaws that apply specifically to short-term rental guests.

Please confirm whether pets are allowed prior to booking.

Guest & Visitor Restrictions

To maintain guest safety, comfort, and community compliance, the following occupancy and visitor policies apply to all Paradise Properties vacation rentals:

Maximum Occupancy

The maximum number of guests allowed is stated on your Booking Confirmation.

If additional guests arrive beyond the confirmed number, entry may be denied.

In cases where additional guests are permitted, extra charges may apply, subject to the specific rules of the property or building.

Guest Information Requirements

For security purposes, the following information must be provided for each guest occupying the property:

Full name

Contact details

Passport ID

This information must be submitted to Paradise Properties at the time of booking or before arrival.

Visitor Policies

Visitors are allowed only with prior approval, and policies vary by property.

Restrictions may include:

Total number of visitors allowed

Age requirements

Hours of visitation

Access to common areas

Guest Responsibility – Paradise Properties

Guests are expected to treat all Paradise Properties vacation rentals with care and respect. Guests and their invitees are fully responsible for any damage caused to the property during their stay.

Paradise Properties is not liable for any damage to the rental unit caused by the guest or their visitors.

Guests will be held financially responsible for any repair or replacement costs resulting from damage, misuse, or failure to properly operate appliances, electronics, furniture, or other property features.

It is the guest’s responsibility to ask for assistance or clarification if they are unsure how to safely use any equipment or systems within the home.

Damages to common areas or shared facilities are also the responsibility of the guest and may lead to additional penalties or fees assessed by the building or homeowners’ association.

Property Representation & Accuracy

At Paradise Properties, we strive to provide clear, accurate, and up-to-date information regarding each rental listing. However, we kindly ask guests to understand the following:

All descriptions, photographs, and inventory details are based on the most current information available at the time of publication.

From time to time, individual property owners may make changes to décor, furnishings, or household items without prior notice.

These updates do not alter or void the terms of your Booking Confirmation and will not be grounds for cancellation or refund.

Each of our homes is unique and reflects the personal design preferences and budget of its owner. This individuality is part of what makes vacation rentals special, and we encourage guests to embrace each property’s character and charm.

Ongoing Development & Growth in Puerto Vallarta

Puerto Vallarta is a vibrant and continually evolving destination, with ongoing investment in infrastructure, construction, and property enhancements. As a result, guests may occasionally experience disturbances such as construction noise, dust, temporary closures of common areas, or other inconveniences during their stay. These may arise from nearby renovations, public service work, or maintenance projects—either within the same building or in the surrounding neighborhood.

Please note that neither Paradise Properties, property owners, nor their representatives can be held liable for such disruptions, as these situations are beyond our control. Accordingly, refunds, discounts, reimbursements, or future credits cannot be offered due to construction-related impacts or service interruptions.

From time to time, there may also be temporary outages of public services, including electricity, water, or sewage. While such events are rare, they can occur due to ongoing upgrades or unforeseen municipal issues.

We appreciate your understanding as Puerto Vallarta continues to grow into an even more dynamic and welcoming community.

Deposits & Payments

Standard Reservations

(Bookings made more than 60 days before the scheduled arrival date)

A 50% deposit is required to confirm the reservation.

This deposit must be received by Paradise Properties within 7 business days of booking.

Reservations made 30 days or fewer prior to arrival require full payment at the time of booking.

The remaining balance is due 30 days prior to arrival.

Last-Minute Reservations

(Bookings made 30 days or fewer before arrival)

Full payment is required at the time of booking.

Payment must be received by Paradise Properties within 7 business days.

All last-minute reservations are non-refundable (see cancellation policy for details).

Extended Stays & Holiday Reservations*

(Stays of 30 nights or more, or stays during Christmas or New Year’s,)

A 50% deposit is required to confirm your booking.

Deposits must be received by Paradise Properties within 7 business days.

Bookings made 30 days or fewer before arrival require payment in full within 7 business days of booking.

The remaining balance is due 30 days before arrival.

*Holiday bookings include stays between December 20th and January 3rd.

Refund Policy for Vacation Rentals

Reservations must be cancelled 60 days prior to arrival for an 80% refund, the remaining 20% is forfeited for administrative fees. Reservations cancelled less than 60 days from arrival, lose 100% of payment.

There will be no refunds for cancelations due to any natural disaster, such as earthquakes, hurricanes, flooding, weather situations or other non-controlling situations such as, but not limited to, construction in the area, unusual noise or other disturbances.

We do suggest travels insurance.

Acceptance of These Terms

You acknowledge that you have read this Agreement and agree to all its terms and conditions. By using the Paradise Properties Website or its Services you agree to be bound by this Agreement. If you do not agree to abide by the terms of this Agreement, you are not authorized to use or access the Website and its Services.
